Home Energy Audits

A home energy audit is a diagnostic assessment of how your home uses and loses energy. It replaces guesswork with data and gives you the information to make smart decisions about where to invest in improvements. York Home Performance provides BPI-certified home energy audits for homeowners across Pennsylvania and Maryland. Audits are often rebate-eligible and are the required first step for most utility rebate programs in both states.

Why an Audit Should Come First

Most homeowners contact us because something feels off. Rooms that won’t stay comfortable, energy bills that keep climbing without explanation, drafts they can’t track down, or musty odors they can’t explain. An energy audit identifies the root cause of those problems rather than guessing at solutions.

Without an audit, insulation and air sealing recommendations are based on general assumptions about where homes typically lose energy rather than the specific performance of your home. With an audit, we know the actual air leakage rate, where the heat is escaping, and which improvements will deliver the best return for your specific situation.

An audit also documents the pre-improvement condition of your home, which is required by most utility rebate programs before they will approve and pay for insulation and air sealing work. We provide home energy audits in Pennsylvania and home energy audits in Maryland for homeowners looking to improve comfort, reduce energy waste, and take advantage of available utility rebates.

What We Test and Measure

When we arrive, we start with a visual inspection of your home’s exterior and interior, from the foundation to the attic, including all exterior walls that make up your home’s envelope. We check for obvious gaps, review existing insulation, and listen carefully to your specific concerns and questions. Then we run the following diagnostic and safety tests.

Blower Door Test

Measures the total air leakage rate of your home under controlled conditions. Tells us exactly how much conditioned air is escaping and helps locate where it is moving. Required by most utility rebate programs.

Thermal Imaging

An infrared camera detects temperature differences that reveal heat loss through walls, ceilings, and floors, missing or damaged insulation, and air leakage locations. Most effective when combined with the blower door test.

Carbon Monoxide Testing

We test all combustion appliances for CO production and spillage. A safety check that identifies equipment problems before they become health risks, and a required step before any air sealing work.

Gas Leak Detection

We check all gas appliances and connections with a combustible gas detector. Catches small leaks that would not be detectable by smell under normal conditions.

UTILITY REBATE PROGRAMS

Utility Rebates for Home Energy Audits

Home energy audits are often rebate-eligible through utility programs in Pennsylvania and Maryland. York Home Performance is an approved contractor for multiple programs in both states.

Pennsylvania

PPL Electric customers may qualify for rebates on qualifying home energy audits. FirstEnergy customers in qualifying areas can receive a $250 rebate on a qualifying audit, which more than covers the cost.
