Thermal Imaging Inspection Services

A thermal imaging inspection uses an infrared camera to reveal temperature differences across walls, ceilings, and floors that are invisible to the naked eye. Those temperature differences show exactly where your home is losing heat, where insulation is missing, and where air is moving through the building envelope.York Home Performance performs thermal imaging inspections for homeowners across Pennsylvania and Maryland as part of our BPI-certified home energy audits. Thermal imaging is included in our audit service and is often rebate-eligible through utility programs.

How Thermal Imaging Works

An infrared camera detects heat radiation emitted by surfaces rather than visible light. Warmer surfaces appear as lighter colors on the camera display while cooler surfaces appear darker. Temperature patterns on walls and ceilings reveal insulation gaps, air movement, and moisture intrusion that cannot be seen any other way.

Thermal imaging is most effective when there is a meaningful temperature difference between the inside and outside of the home. In the Mid-Atlantic region that means fall through early spring produces the clearest results. We always combine thermal imaging with a blower door test in the same visit for the most accurate diagnostic picture.

What We Find With Thermal Imaging

Missing or Damaged Insulation

Areas with missing, settled, or damaged insulation appear as noticeably colder patches on the camera during heating season. Particularly useful in walls and ceilings where insulation condition cannot be verified without removing drywall.

Air Leakage Locations

Combined with a blower door test, thermal imaging shows exactly where air is entering or exiting the home. Electrical outlets, plumbing penetrations, attic bypasses, and rim joists commonly appear as temperature anomalies indicating air movement.

Moisture Intrusion

Moisture in walls and ceilings creates distinctive temperature patterns because wet materials hold and release heat differently than dry ones. Thermal imaging can indicate the presence of moisture problems before they are visible on the surface.

HVAC and Ductwork Issues

Thermal imaging can reveal ductwork that is leaking conditioned air into unconditioned spaces, a common and costly source of energy loss in homes throughout the Mid-Atlantic.

UTILITY REBATE PROGRAMS

Utility Rebates for Thermal Imaging

Thermal imaging as part of a qualifying energy audit may be rebate-eligible through utility programs in PA and MD. York Home Performance is an approved contractor for multiple programs in both states and checks your eligibility when you call.

Schedule a Thermal Imaging Inspection

York Home Performance serves homeowners across Pennsylvania and Maryland. A thermal imaging inspection from our BPI-certified team shows you exactly where your home is losing energy before you spend a dollar on improvements. Thermal imaging is included in our home energy audit. We check your rebate eligibility when you call.

Frequently Asked Questions About Thermal Imaging

Thermal imaging is included in our home energy audit starting at $100-$150. It is not offered as a standalone service because the most accurate results come from combining it with blower door testing in the same visit. Utility rebate programs in PA and MD may cover a portion of the audit cost.

Thermal imaging is most effective when there is a significant temperature difference between inside and outside. In the Mid-Atlantic region, fall through early spring is the ideal window. We can still perform useful inspections in other seasons but results are clearest when the home is being actively heated.

Thermal imaging cannot directly detect mold, but it identifies moisture patterns that create conditions where mold can develop. If thermal imaging reveals a moisture anomaly, we note it and recommend further investigation.

Thermal cameras detect heat radiation at the surface of walls, not through them. What they reveal are temperature differences at the wall surface that indicate what is happening inside the wall cavity. It is not X-ray vision, but it is a highly accurate diagnostic tool in the right conditions.

We serve homeowners across Pennsylvania and Maryland including York County and surrounding PA counties, and the greater Baltimore and central Maryland area.
